- Former orchard and farmland. Greenacres, Veradale, and the newer developments east of Sullivan were agricultural land not that long ago. When ground gets turned for construction, ants and voles get displaced and go looking — new builds in these areas often see *more* pressure in the first few years, not less.
- Otis Orchards and the river corridor. Proximity to the Spokane River means higher spider and earwig activity, particularly late summer.
- Older Valley ranch homes. Crawl spaces and slab-on-grade construction from the 60s and 70s each bring their own rodent entry patterns. Crawl spaces usually add a bit to the initial visit.
- Detached shops and outbuildings. Common out here, and they're usually where a mouse problem starts. We can include them or leave them off — it's your call and it affects the quote.
