- New construction on former grassland. Most of Liberty Lake was open ground within living memory. River District, Rocky Hill, and the newer developments sit on land that was recently disturbed, which pushes voles, ants, and ground-nesting wasps toward the nearest structure — yours.

- Voles and lawn damage. Liberty Lake gets more vole calls per household than anywhere else we service. Vole work is priced separately from general pest because it's a different treatment entirely.

- Golf course adjacency. Homes along MeadowWood see heavier irrigation nearby, and consistent moisture means consistent insect pressure through the summer.

- HOA landscaping. Dense shrub beds against the foundation are the single most common thing we find driving ant activity in this town. We'll point it out; trimming it back is free and works.

*Why do I have voles when my neighbors don't?*

Usually irrigation and ground cover. Voles follow moisture and hide under dense landscaping or snow cover. It's rarely about anything you did wrong.

Because the ground it's built on wasn't. New developments on former grassland reliably see two to four years of elevated pressure while displaced colonies find new territory.
